Fast paced downtown office leasing drives rent growth for landlords and increased occupancy costs for tenants.
2017 was a strong year for the downtown office market. It experienced 381,752 sq. ft. of net positive absorption. All Class A towers are now over 80% occupied. There is only three tracts of available space in the Class A towers containing over 40,000 sq. ft. This condition makes it difficult for large tenants to relocate downtown and allows landlords to continue to increase rental rates. This trend will continue for the foreseeable future.
